Construction forging ahead at Eastgate Point as new road infrastructure works now complete.

Eastgate Point – a prime 125,000 sq ft industrial park being developed in the North East of England, is starting to take shape after the first phase of new road infrastructure has now been complete.

The development, designed by award-winning architectural, structural and civil engineering, and project management firm, Building Design Northern (BDN) on behalf of Promenade Properties, is transforming premium brownfield land located on a major trunk road into Sunderland (only minutes from the city centre), into what will become a highly strategic site for occupiers.

Work on the 8.5-acre plot is well underway with new access and internal roads throughout the mixed-use scheme now in place. Hewitsons Ltd, a family-run civil engineering firm based in the North East, is constructing the £12m development which will include a cluster of 19 energy efficient industrial units suitable for multiple use ranging from 3,500 to 20,000 sq ft.

Still off-plan but due to be developed shortly, these are now available for lease or purchase.

North East-based housing association, Gentoo, has already announced it is to move to a new trade depot at Eastgate Point in collaboration with materials supplier, Jewson Partnership Solutions. Retail units as well as an EV charging station are also in the pipeline with UK bakery chain, Greggs, being amongst the first to commit to the site.

First phase road infrastructure works are now complete

Potential new occupiers interested in Eastgate Point are now being asked to get in touch as Richard Marsden, Director of Promenade Park, explained: “This development is being built to meet growing market demand and we expect the industrial units to be snapped up quickly by companies operating across different sectors. It may be that they’re looking to expand to larger premises locally or are a national name wanting to have a regional or northern base here in Sunderland – either way, Eastgate Point is attracting much interest.

“The internal road infrastructure is now in place so the next phase will see seven large speculative-build buildings coming out of the ground, each split into 19 units for B1/2 and B8 use. The site is located on one of the main roads in and out of the city centre with the port only minutes away too, so it’s ideal for businesses that need direct road networks and excellent accessibility. Eastgate Point is a modern and bespoke mixed-use scheme designed to also encourage wider business interest through regeneration of the local area. Its links to major transport routes is expected to be a significant consideration when attracting further inward investment going forward.

Site construction and building works are now in progress with the development anticipated to complete by Summer 2026.
